North Wharf Gardens Sells For 121 Million

Amwaj Properties Ltd has become the latest financial investor in the London market with the purchase of the North Wharf Gardens redevelopment in Paddington.

The sale, which has been negotiated by Hyde Park Agencies, has seen Amwaj Properties stump up 121 million for the 180 metre long site, that comes with planning permission for an existing proposal.

The Terry Farrell designed scheme features five buildings with a combination of 434 new apartments, plus 20,000 square metres of office and ground floor retail space along with a new landscaped public area at the heart of it.

The site sits in the heart of the City of Westminster immediately adjacent to Paddington Basin with Paddington Walk to the west, and the Richard Rogers designed Waterside House to its south. The eastern half of the site is bounded by the partially completed Merchant Square that includes the approved 149.65 metre tall 1 Merchant Square.

Giving an idea of the future potential of development, the site is capable of accommodating multiple buildings the size of the recently finished 5 Merchant Square which contains 32,500 square metres of commercial space alone. It's understood that Amwaj plan on modifying the scheme, although quite this will consist of has yet to be revealed.
