
Another planning application has been filed for a tall building on Stratford High Street, this time penned by Levitt Bernstein.
Sitting on 206-214 High Street, Stratford, it is called Three Mills West. The scheme stands on a site bounded by Jupp Road and Carpenters Road in the gateway area to the 2012 Olympic Games with James Riley Point almost next door. Developed by Newling Ltd, the project will have ground floor retail with office space on the floor above it, and then a floor of space for residents. The subsequent levels will host the 147 planned apartments that make up the majority of the space in the tower with the top two floors being penthouse levels. The gradual rebuilding of the area has fixed a roofline of about eight storeys, and thus to help the tower relate better to its surroundings Levitt Bernstein has designed a break in the elevations of the tower here that has also allowed them to diverge from the regular floorplates to place the larger three and four bedroom apartments. Standing at a total of 26 floors tall with a height of 84 metres above ground, the building consists of a single largely residential block that has been arranged by the architects to run parallel to the High Street. The combination of this, and numerous other buildings already proposed and built should create something of a canyon effect along the north side of Stratford High Street here. Amongst the advantages of this are that the narrower face of the building points towards the oncoming wind making it able to be slightly more structurally lean, whilst part of the western half of the site can be turned into an open area.
