Make Plan Almost-Skyscraper In Vauxhall

Make Architects has designed this new largely residential proposal to stand in the London Borough of Lambeth.

The scheme is planned to stand on the site of the Bondway Commercial Centre at 69-71 Bondway. Development has long been expected on this site ever since it was purchased by London and Regional earlier in the decade and they investigated the chances of constructing a tall building here.

It will rise to 149.5 metres above ground level making it fall just short of bonafide skyscraper classification. It in terms of floors will have 43 levels above ground and two basement storeys.

The scheme will feature ground floor retail units sheltered by triangular copper canopies, cheap office accommodation on the first floor and then apartments above. Most of the apartments will have east or west facing winter gardens or terraces.

In the basement will be 25 parking spaces for cars, 22 for motorbikes and 360 for bicycles. An additional 156 bicycle spaces are located elsewhere in the building whilst there will be a further 52 at outside the building on the street.

When viewed from the east and west, the designs elevations feature a number slender vertical sections that step up towards the tallest point in a pyramidal manner avoiding the twin tower approach that others such as Alan Camp Architects proposed for the site.

When viewed from the north and south in particular these vertical sections with their sloping roofs combine to create a zigzagging appearance that runs up the tower. Metal cladding will frame the glazing giving it a futuristic look that lacks much subtlety.

The scheme will include a number of environmental features including ground source heating and cooling that will be able to entirely cool the building and provide 49.5% of the total heating of the development. On the southern side of the roof will be five banks of solar panels amounting to a modest total of 44 square metres.

Make will be hoping they can have more success here than their nearby proposals on Black Prince Road that were refused planning permission.
