A lease for this scheme failed to materialise thanks to the down-turn in the office market that occurred at the point it had been approved. The scheme also proved technically complicated to construct thanks to its position on the railway cutting, and was considered too small to be sufficiently profitable for an air-rights project.
This was the first proposed office tower for the northern fringe of the City around Hackney. The logic of tall buildings in this area has however been confirmed with the construction of the Broadgate Tower next door.
This scheme was shelved by developer Hammerson to make way for a new larger scheme on site and the neighbouring plot merging the Northgate sites together into one.
