Leeds Clarence House Begins

Work has begun on the latest tall building in Leeds, the 20 floor residential tower, Clarence House, which is the centrepiece of the major Clarence Dock development.

The project has been designed by uber-prolific architect firm Carey Jones, who seem to design literally half the active schemes in Leeds, this time round for the developer Berkley Clarence Dock Company Ltd.

The tower is of a basic crescent shape, clad in white on its main faces and punctuated only by windows. The ends of the tower feature recessed glass walls with façade overruns on their sides creating sheltered space for balconies offering views straight from the end of the dock towards the nearby canal and look directly towards the city centre.

At ground level there will be an extensive podium that will host a number of new shops plus bars and pubs to get some activity around what the developer hopes will be an attractive dockside location in the not too distant future and only ten minutes walk from the centre of Leeds.

The tower was approved earlier in 2005 and successfully launched to the public in July selling the vast majority of the 227 flats that it contains, a mere drop in the ocean however compared to the 1,000 that Clarence Dock contains overall.

The most notable purchase was by Summertime Properties, a company controlled by property magnate Manoj Raithatha, who has bought 209 of the 227 flats at Clarence House for £35m. Presumably this is to provide a short term rental income, and in the longer term to sell the units on at a premium as property prices for them rise.

Remarkably, work on Clarence House is scheduled to take only 20 months, completion should occur around Easter 2007.

Work is already underway on the new tallest building at Leeds in Bridgewater Place and bets are now being taken on which project will continue the boom - the 30 storey tower for the Greenbank scheme, Providence Tower, will start before the tower element of the already under construction Plaza.
