Iris Bay Flowers In Dubai

Dubai is set to have another stunning addition to its skyline. Currently under construction, Iris Bay is located next door to Burj Dubai in Business Bay, a metropolis spanning approximately 600 hectares.

Given a prominent position close to the construction hotspot on Sheikh Zayad Road, the development penned by Atkins on the behalf of Sheth Estate International the tower aims to show that in the city of Arabian excess a building can be beautiful without being super-tall.

Elevated on a three storey perforated podium, the unique ovoid tower will house both retail and commercial spaces. A cantilevered water feature will provide visual animation as well as acting as a vertical transition between the bottom of the tower and the podium creating an entrance canopy to the building.

The 38 floor sculptural tower will boast a unique façade comprising of two identical double curved shells which are cantilevered and rotated over the podium below. The front elevation of the half moon like tower will be made up of seven zones of rotated glass creating a rippled effect, whilst the back will be a continuous vertical curve dotted with balconies.

The three different facades that contribute to the towers distinctive look work together to give the user different interactive experiences. The floor to ceiling glazing affording views of both ascending floors and skywards whilst shaded balconies and linear windows at the rear provide seating to admire the views.

Whilst affording some solar shading, the edges of the façade will have a practical use too serving as supply and return air vents for the towers plant rooms.Provisions in design also allow for amorphous photovoltaic cells to be added to the glazing to reduce heat gain and solar glare as well as reducing the buildings cooling load requirements.

Perforations in the façade will also ensure a certain amount of natural air flow throughout the tower as does the shape of the structure which will help channel and enhance ventilation into a number of intake points whilst reducing the need for air conditioning.

On completion the tower will offer a total of 82,000 square metres of space for use as offices and retail. It will also feature a gym, swimming pool, 920 underground parking spaces and prayer rooms will feature in the third floor of the podium.

Green roof spaces will be present on both the podium and at the top of the tower in an extensive roof deck occupying the entirety of the top floor giving inhabitants their own high-rise oases in the sky.

In an Emirate where headlines and bragging rights of developers are increasingly won by being bigger, taller and flasher than anyone else, the developers of Iris Bay are showing they havent forgotten that the signature tower which put Dubai on the map, the Burj Al-Arab, did it not because it was the largest but it had a distinctive design.

Atkins designed that one too and hope that Iris Bay continues this tradition as a building that is a cut above the rest in a city of increasingly outlandishness.
